7/27/25

Rick arrived Thursday morning, and I arrived early Friday afternoon. He met with a new concrete guy on Thursday who measured everything in order for them to provide an estimate, but we haven't heard back from them yet. He worked on installing trim around the ceiling and cabinets in the laundry room, put up screen molding in several areas, started installing the under-cabinet lighting, and started installing the new flooring in the laundry room. He would have had all of the flooring in before I arrived but discovered on box #8 of 9 that the final two boxes were the wrong color. We had purchased the flooring at Costco a week or two prior, and there are no Costcos near Benjamin except in Lubbock and Fort Worth (both about 2 to 2 1/2 hrs away). We shifted to installing ceiling fans on Friday afternoon and installed shower caddies in the 1st bathroom shower.  I pondered how the timing of everything was going to work out as completing the laundry room baseboards and painting the trim and cabinets all depended on the floor installation being finished.

Early Saturday morning, I decided to make a very quick trip to Lubbock to switch out the flooring for the correct color. I was at Costco in Lubbock at about 9:40 am, and after a little delay due to a price change, a bathroom pitstop, a stop by the gas station, and a quick stop by the BBQ place in Dickens, I was back in Benjamin by 12:10 pm. The electricity was off in Benjamin (apparently the entire town) for much of the time that I was gone but thankfully came back on before I got back. Rick finished installing the under-cabinet lighting, and we then completed the flooring, installed the baseboards, put soft(er) close hinges on the storage bench in the kitchen nook, cleaned a lot of dust/sawdust from most floors, and started moving some stuff out to the storage shed and to the van to bring back home. We also made plans for blowing insulation into the attic next weekend and will hopefully use a hardware store and rent equipment at Stamford.

Sunday, we taped the laundry room and painted the trim, cabinets, door, and baseboards. We also did paint touchups and caulking on the trim throughout the house. If everything goes as planned, we may be able to finish the inside of the house next weekend. We still need to install the insulation in the attic, put up the tile backsplash in the kitchen, install the cabinet doors in the laundry room (Rick will make them and paint them here), clean the floors/countertops/walls, install thresholds in the kitchen-laundry room/laundry room-3rd bed room/1st bathroom/2nd bathroom doors, install the living room ceiling fan, replace 3 plugs in the laundry room, and do more touch up things. Mother's move-in date will be determined by when the sidewalks are poured.

Looks great but the last 2 boxes were the wrong color!

7/20/25

This week, Rick arrived on Thursday morning, and I arrived on Friday afternoon. He removed and replaced the back door and worked on wiring the laundry room, back porch light, and a future outdoor electrical plug. He continued working on wiring in the attic Friday morning and was able to run wires to the back of the house with the assistance of our neighbor after removing some siding. Friday afternoon we installed the rest of the doors and door knobs, installed springs behind most doors (some will need a different approach), installed the vanity mirror in the 1st bathroom, and moved all of the stuff from the laundry room into the 3rd bedroom and other areas.

Saturday morning Rick completed the wiring above the laundry room, and we removed and replaced the final window and installed the light in the laundry room. I assisted as needed and hoed lots of weeds in the yard while he was working on the window.

On Sunday, we prepped the laundry room walls for painting (sanded, filled nail holes/bad spots, wiped down the walls, taped off door trim/windows/cabinets), and painted the laundry room walls (2 coats + touch-ups). I did wall paint touch-ups throughout the house, and we also installed a ceiling fan in the 2nd bedroom and installed the pocket door hardware (1 piece not yet finished) in the 2nd bathroom before loading stuff up and heading back home.

We're getting much closer now. Next week we'll install flooring, put on baseboards, put up trim on laundry room walls/window, and paint trim/baseboards/cabinets in the laundry room. We'll also put up trim outside on the new window, put up 3 more ceiling fans, complete pocket door hardware, and install threshold trim in the 2 bathrooms between the new flooring and the hardwood floors. We also need to put up under cabinet lighting (it arrived over the weekend), put up tile in the kitchen, put insulation in the attic, finish paint touch-ups, and have the sidewalks poured. We're having problems getting our potential concrete guys to call us back...

7/13/25

We both arrived on Friday afternoon. We fixed the plumbing issue, installed Edison light bulbs in bathroom vanity lights, installed doors and door knobs in the 1st bedroom/closet and 2nd bedroom/closet, and started installing the dishwasher.

On Saturday, we finished the dishwasher, moved some stuff out into the storage shed, taped/prepped/painted trim and baseboards in the hallways/1st bathroom/3rd bedroom and laundry room cabinets and doorways, cleaned up paper and drop cloths, and began installing the hot water heater.

Sunday, Rick worked on the hot water heater, and I taped and prepped for painting the kitchen nook and living room. We ran into some problems with the hot water heater but believe that they now may be resolved. We painted and cleaned up the paper and drop cloths. I also hoed some weeds, ran the dishwasher, and installed the 3rd bedroom closet door/knob.

It's starting to get close. We have at least 3 more weekends of work, possibly more, before it's ready to move in. Then there's lots of exterior work to do. Next weekend will likely focus on the laundry room: replacing back door, replacing window, putting trim around window (inside and outside), replacing flooring, painting walls, installing baseboards, installing ceiling light, some electrical work, and more work on the cabinets. I'm not sure all of that will get completed in a weekend.

Some other remaining projects before move-in: ceiling fans up in living room & 3 bedrooms (3 have been purchased), remaining doors/door knobs installed, install mirror in 1st bathroom, sidewalks with ramps poured at front and back doors (we will hire this done and will begin getting it lined up this week), insulation blown into attic, touch ups on paint/baseboards/etc.

Hot water heater installed and working. It was leaking initially (not from the connections but from factory installed pipe). Rick spent some time on the phone with customer service to confirm that it could be tightened, and that appears to have worked. We shut off the water to it and will re-check it next week.
